The new Village development at Bear Valley is the first major improvement project in the region in over 3 decades.  As a premier family destination, Bear Valley offers a refreshing high alpine environment, with an incredible selection of outdoor activities year round, including downhill and cross-country skiing, sledding and snowmobiling in the winter along with hiking, fishing, mountain-biking and swimming in the summer and fall.  With the planned development of an exciting new village  by the Bear Valley Resort Development team, the Bear Valley area will become even more desirable for families to enjoy for generations. 

Plans for the new village development are underway. They call for creating a village community with condominiums, retail, restaurants and a resort spa. Plans also include a state-of-the art high-speed chair lift that will carry patrons from the village to the mountain, creating a true “ski-in, ski-out” resort village

In an effort to answer some of the most frequently asked questions about the Bear Valley Village, the development team is responding to questions from the public.  The top 5 ‘FAQs’ will be posted to this website on a monthly basis to the best of our ability.  Please continue to follow our website or send us your question at feedback@bearvalley.com.


1) What is the status of the project now?

At this stage of the development the project is undergoing an EIR (Environmental Impact Report).  Per the EIR consultant’s schedule, the Draft EIR is slated to be available to the public in May 2008.  Also per the schedule, the Final EIR would be certified in October 2008.

2) What is an EIR?

An EIR is an independent study which describes and analyzes the significant environmental impacts of a proposed project, while identifying alternatives and proposing ways to reduce or avoid these impacts.  The EIR is being prepared by SWCA Environmental Consultants under contract with Alpine County. 

3) What type of development is planned?

The design of the new development envisions a village containing approximately 490 condominiums and 63,000 square feet of retail shops, restaurants, a resort spa, etc in the village center. There will be a new high speed chair lift that will connect the village to the mountain, providing residents and guests with a true ski-in, ski-out resort village.

4) When will construction of the new development start?

The new village will be constructed in phases.  The team would like to see construction of the first phase begin following the certification of the Final EIR and approval of subsequent Alpine County Planning and Building applications by the County Board of Supervisors.  The first phase will consist of approximately 49 condo units and the new village chair lift.

5) Where can I find more information about the development plans?

Throughout the process the ownership team has worked to keep the community and interested parties informed of the progress of this project through community meetings held in Bear Valley, along the Highway 4 corridor and in the Bay Area.  You may sign-up on our website to take our survey and receive periodic email updates of future meeting dates.
